Homebuyers who work in Greater Boston, the Merrimack Valley or Southern New Hampshire often search on both sides of the state line. Nashua, Hudson, Salem, Merrimack and nearby New Hampshire communities can offer a different mix of homes and commuting options than Lowell, Dracut, Tyngsborough, Chelmsford and surrounding Massachusetts towns.

The right choice is personal. Instead of comparing only asking prices, look at the complete monthly cost, commute, property type and lifestyle.

Compare the full housing payment

A lower purchase price does not always mean a lower monthly cost. Ask your lender to prepare side-by-side estimates that include principal, interest, property taxes, homeowners insurance, mortgage insurance when applicable, condominium fees and any flood-insurance requirements.

Tax rates and assessed values vary by municipality. Insurance costs can also change based on the home's age, systems, location and claims history. Use current property-specific estimates rather than a general assumption about either state.

Test the commute at the time you travel

Distance is only part of a commute. Traffic patterns, highway access, work schedule and public-transportation options can make two similarly located homes feel very different. If commuting is important, test the route during the hours you normally travel.

Also think beyond today's job. Access to Route 3, Interstate 93, Interstate 495 and regional employment centers may affect future flexibility and resale appeal.

Look at the property, not only the town

Housing stock changes from neighborhood to neighborhood. One search may include older city homes, newer subdivisions, rural properties, condominiums, multi-family buildings and homes with private wells or septic systems.

Review the age and condition of the roof, heating system, electrical service, windows and other major components. For condominiums, examine the association budget, fees, rules, insurance and recent meeting information. For private systems, understand the inspection and maintenance considerations before making an offer.

Consider your everyday priorities

Make a short list of the features that affect daily life:

  • Commute and transportation access
  • Lot size and outdoor maintenance
  • Walkability and proximity to shopping
  • Home style, age and renovation tolerance
  • Parking, storage and home-office needs
  • Community services and recreation

If schools are part of your decision, use official district and state resources and evaluate the information based on your family's needs. A real estate professional can provide property and community information but should not choose a neighborhood for you.

Plan for different offer conditions

Competition can vary by price range, property type and town. Before touring, discuss proof of funds, preapproval, deposit structure, inspection strategy and a comfortable maximum payment with your lender and real estate agent.

A focused search makes it easier to recognize value quickly. Instead of tracking every home across two states, define the few location and property combinations that genuinely fit.
